Option 1: The Ziro Flat Rate Listing Package.

Ideal for lower to mid value properties & DIY or budget conscious sellers looking for affordable costs.

What’s Included:

• Professional property photography Approx 30 property images.
• Listing in MLS. Making your listing available to thousands of agents in the Central Florida area.  Includes all the required MLS data fields.
• Automatic inclusion on popular real estate websites including Zillow, Trulia, Homes.com, Realtor.com & more.
• In-depth competitive market analysis & pricing strategy. So you know exactly what your neighbors are selling for & how to price your home.
• Personal guidance through closing. We are always there for you!
• Transaction management through closing. We keep copies of everything for you.
• Combination lock box on property. For Secure & Discrete Access.
• Yard Sign - If allowed by HOA.
• Buyer agent showing requests directed to seller. Buyer agent contacts you to schedule showing.
• Negotiation services. We handle the haggling on offers, inspections and appraisals for you!
• Pay only upon successful closing. You only pay if we sell & close it!^
• No transaction/renewal/admin/hidden fees. We hate Realtor junk fees!^^

Option 2: The Premium Listing Package (Featuring Zillow Showcase Listing)

Best for mid to higher value properties requiring elevated media at cost effective prices & sellers seeking professional guidance & minimal involvement.

What’s Included:

• Everything in our flat rate listing package plus….
• Zillow showcase listing inclusion. This service is allowed for only 10% of all Zillow listings and offers amplified & prioritized exposure on Zillow along with eye-catching icons on Zillow map search. Zillow showcase listings get 79% more page views, 63% more saves, and 78% more shares than non-showcase listings according to Zillow. In addition, your listing will receive a dedicated, Zillow branded "new property alert" email to interested buyers as identified by those who have already been looking in your neighborhood on Zillow.
• Full MLS listing data. All applicable data options.
• High resolution property photography. Approx 30 professionally edited high dynamic range, vibrant still images for both interior & exterior. Blue sky enhancements included.
• All showings requests are directed to agent. We coordinate all showings for you.
• Open house options. If allowed by HOA.
• 360 degree virtual tour. Shareable on any platform including social media. Syndicates to most major real estate sites in addition to the MLS.
• Interactive floor plan of property. Allows shoppers to navigate from room to room with a true sense of the space. Floor plan interacts with the virtual tour.

Other Considerations

Buyer Agent Compensation:
In the case of all of our listing options above, we strongly recommend that you offer a minimum 2.5% buyers agent compensation so your property is shown by other realtors.  This 2.5% buyer agent compensation is separate from our listing fees which only apply to the listing services.  

However, if we are the ones to bring the buyer & represent that buyer in the transaction as well, the buyer's agent commission is reduced to 2%. Thus in a situation where we act as a transaction agent and represent both you as the seller and the buyer, your fee would be the listing fee option you select plus 2% buyers agent compensation.  

Nothing Due Upfront:
^None of our fees are due up front. You only pay at closing upon the successful closing of your property. 

We Hate Junk Fees:
^^We don’t pile on the junk admin fees or have hidden fees like so many brokerages do.  We believe in full transparency.

However, in the unlikely event that a seller terminates the contract prior to a successful closing or the termination date of the listing contract or any extension of the listing contract, a media reimbursement fee for photo/video/virtual tour/media costs will be due. We don’t mark this up. The seller is only responsible for what the photographer billed us for.
