🏗️ Building History

Hunters Creek was conceived in 1984 by Canadian developer Genstar, with groundbreaking announced in 1986 as a 15-to-20-year master-planned community. The majority of homes were built between the late 1980s and late 1990s, with final infill construction continuing into the mid-2000s. More than a dozen regional and national homebuilders participated — most notably Ryland Homes (now part of Lennar after the CalAtlantic merger), Pulte Homes, Morrison Homes (now Taylor Morrison), Lennar, M/I Homes, and Engle Homes.

Location: Located in southwest Orange County, bordered by John Young Parkway to the east and the 417 expressway, approximately 15 minutes from Orlando International Airport and 12 miles south of downtown Orlando.

Known For: The 18-hole Hunter's Creek Golf Club (Lloyd Clifton design), top-rated schools, seven recreational parks, and The Loop outdoor shopping center just south of the community. Named one of CNN Money's "Best Places to Live in America" in 2011.

"Hunters Creek is essentially fully built out. Understanding who built your home — and when — is one of the most useful things a resale buyer in this community can know."
🏠 Builders Who Built Hunters Creek

How to read this section: The builders below constructed the original homes across Hunters Creek's neighborhoods. Most are no longer building new homes in this community. A handful — Lennar, Pulte, M/I Homes, Taylor Morrison (formerly Morrison) — remain active builders elsewhere in Central Florida and are building new construction in Kissimmee, Celebration, and other nearby Orlando home builders corridors today.

Source: builder data originally pulled from MLS records. Because builder information wasn't required in MLS until after Hunters Creek was mostly complete, this list should be considered a reference rather than an exhaustive audit. Please contact our team to confirm the builder for any specific property.

📞 Why Builder Identity Matters on a Resale Purchase

Knowing who built your home affects several practical things:

  • Construction-era quirks — 1988–1995 construction in Florida predates several significant code updates (notably the post-Andrew 2002 Florida Building Code). Know what you're inspecting for.
  • Polybutylene plumbing risk — many Central Florida homes built 1978–1995 used polybutylene piping, which is a known insurance and replacement concern.
  • Roof age and truss specifications vary by era and builder.
  • Structural warranty status — original 10-year structural warranties on most Hunters Creek homes expired years ago. This is a resale market, not a new-home market.

When you work with our team on a Hunters Creek purchase, we pull construction records, identify the original builder where possible, and help you calibrate inspection priorities accordingly.

Why Resale Over New Construction Here

Buying a resale home in Hunters Creek has distinct advantages over buying new construction in outlying communities:

  • Larger lots — Late-1980s and 1990s-era master-planned lots are typically bigger than current new-construction lots in Central Florida
  • Established landscaping — Mature trees you'd otherwise wait 15 years for
  • Proven schools — Published test scores and track records rather than newly assigned zones
  • No CDD debt — Hunters Creek homes are not subject to the CDD fees common in newer master-planned communities
  • Actual commute times — You're already 15 minutes from OIA, not 35 minutes from a new build further south
  • Pricing transparency — You see total cost including upgrades upfront, not base price plus surprise add-ons

If You Specifically Want New Construction

Hunters Creek does not have active new-construction inventory in any meaningful volume — the Hunters Creek new construction page lists occasional infill or commercial listings, but nothing resembling a production-builder program. If building new is a firm requirement, these nearby communities have substantial current new-home activity with many of the same location advantages:

Frequently Asked Questions

Is there active new construction in Hunters Creek?

No. Hunters Creek is essentially fully built out. The community was developed primarily from the late 1980s through the early 2000s. Occasional small-scale commercial or infill development happens, but there is no ongoing residential new-construction program from any production builder. Buyers looking for new construction near Hunters Creek should consider Kissimmee immediately to the south or Celebration further southwest.

Who were the main builders of Hunters Creek?

The most prolific builders were Ryland Homes (11 neighborhoods including Foxhaven and Sandhill Trace), Pulte Homes (Cypress Pointe, Falcon Pointe, Golfview), Morrison Homes (now Taylor Morrison, responsible for Heather Glen and Westshire, and portions of The Vistas), Lennar Homes (The Vistas), Diversified Homes (The Fairways), M/I Homes, Olympia Homes, Park Square Homes, Surrey Homes, and Levitt & Sons. See the builders section above for the complete list.

How much do resale homes cost in Hunters Creek?

As of recent data, single-family homes in Hunters Creek list at an average of roughly $560,000, with townhomes averaging around $375,000 and condos around $227,000. Luxury homes — particularly golf-frontage and gated product in The Fairways or Sandhill Trace — can exceed $1 million. Check the Hunters Creek market report for current numbers, or contact our team for a tailored valuation.

Are Hunters Creek homes gated?

Some are. The community has a mix of gated and non-gated neighborhoods. Gated enclaves include The Fairways, Sandhill Trace, and several condo communities such as Audubon Villas. Many of the Ryland-built neighborhoods (including Foxhaven and Eagles Landing) are non-gated, though they retain uniform signage and perimeter walls as part of the master plan. Gated neighborhoods typically command a price premium.

Are the original builder warranties still in effect?

No. Structural warranties on new construction in Florida are typically 10 years. Every home in Hunters Creek has long since aged past its original warranty period. This is why resale inspection quality and understanding construction-era issues — polybutylene plumbing, pre-2002 code, roof age — is critical. A qualified buyer's agent can help you scope inspections appropriately. Contact our team for representation.

What's the difference between Hunters Creek and nearby communities for builders?

Hunters Creek is established and built out. Kissimmee immediately to the south has extensive active new construction from major national builders. Celebration is a Disney-developed master-planned community with more limited but higher-end new inventory. Dr. Phillips to the northwest is largely established with infill luxury new construction. See our Orlando new construction guide for a full comparison.

*Disclaimer: This page is provided for informational purposes only. Builder information reflects original developers based on historical MLS and property records. MLS builder-name data was not required in Florida until after Hunters Creek was largely built out, so attributions should be treated as a reference rather than a guarantee — buyers should independently verify through title research. Several builders listed (Ryland, Engle, Levitt & Sons, Diversified) no longer operate as independent brands. Original-construction warranties have expired. Pricing, availability, and market statistics are subject to change. Florida Neighborhood Realty is not affiliated with any builders listed. We recommend independent inspections and due diligence before any purchase decision.
