About MetroWest Land
MetroWest is a 1,805-acre master-planned community in southwest Orlando, Orange County, built out almost entirely between the 1980s and 2000s around the public, Robert Trent Jones Sr.–designed MetroWest Golf Club. Because the original plan filled nearly all of its acreage with homes, condos, offices, and retail along the Hiawassee Road spine, truly vacant land here is scarce rather than abundant—there are no open subdivisions of new homesites waiting to be claimed. What does occasionally surface is a single platted lot inside an established neighborhood, most desirably along the course in Fairway Cove, Golf Ridge, or St Andrews, or on water in Stonebridge Lakes near Lakes Hiawassee, Rose, and Debra. Here, the appeal is less about raw acreage and more about securing a rare buildable parcel inside a finished, amenity-rich golf community.
Most of what trades as MetroWest "land" falls into two honest categories: scattered residential lots that come up for redevelopment within the gated and single-family neighborhoods, and commercial and office parcels along the Kirkman Road, Conroy Road, and Old Winter Garden Road corridors, where the community's business and retail space is concentrated. New construction is reviewed by the MetroWest master association's Design Review Board, so anyone planning to build should expect architectural guidelines rather than a blank slate—a process best navigated through local MetroWest home builders and current new-construction listings. Buyers set on larger acreage, estate lots, or open homesites will generally find more selection in the surrounding southwest-Orlando communities—Dr. Phillips to the southwest, Windermere and Gotha to the west, and Ocoee to the northwest—making MetroWest itself best suited to buyers who want a specific infill or corridor parcel inside an established, centrally located community.
