The community is laid out in three sections: the original Johns Lake Pointe phases built mainly 2007–2017 by Meritage Homes, the Johns Lake Pointe A & S section, and The Overlook — a smaller higher-end section developed by CalAtlantic Homes (acquired by Lennar in 2018) starting in 2016 and continuing through later custom infill, including documented David Weekley builds as recent as 2023.
The peninsula site is what makes the community geographically distinctive. Johns Lake Pointe is bordered by vacant land to the north, conservation land and a canal between Black Lake and Johns Lake to the south, the Oxford Chase neighborhood to the east, and wetland and the Johns Lake shoreline to the west. Because of this surround, the community has no direct lakefront homes — water access is via public boat ramps elsewhere on the lake — but many homes back to ponds, wetland buffers, or have water views from second-floor balconies, particularly in The Overlook section.
