Newbury Park is a Windermere area neighborhood of approx 108 single family homes and 92, two story townhomes. It is located just North of the Walt Disney World Resort area.

Residents of Newbury Park enjoy a community pool with clubhouse, a park with picnic areas and a playground. Located just off Winter Garden Vineland Road, Newbury Park is on the West side of the prestigious Butler Chain of Lakes in the "new" Windermere area.

Winter Garden Vineland Road will take you North to the large Winter Garden Village Shopping Center as well as an entrance to the 429 expressway or South to Lake Buena Vista and I-4.

The Newbury Park neighborhood is located in the South area of Windermere just off of Winter Garden Vineland Road.

Although it is the new Windermere area, it is technically an Orlando address as it is just across the street from Windermere proper.

Newbury Park is located in the 32836 zip code in Orange County which is central and heart of the Greater Orlando Metropolitan Area of Central Florida. The Grande Pines and Lake Burden neighborhoods are next to Newbury Park and Downtown Windermere is located just 5 miles from the main entrance of Newbury Park. I-4 and 429 Expressway are close by providing quick access to all points of interest within Orlando and the Central Florida area.

The majority of the homes in Newbury Park were built between 2006 and 2010 by Park Square Homes.

The neighborhood features traditional, contemporary and Florida style homes which range in size from approx 1,200 square feet to over approx 3,200 sq ft. Homes typically feature 2 to 5 bedrooms and all of the homes feature shingle roofs and cement driveways. A few of the single family homes have private swimming pools and some have water or conservation views.
