About Oxford Moor Neighborhood

Oxford Moor sits in southwest Windermere just off Winter Garden Vineland Road (CR 535), west of Marleon Drive. The community is laid out as a single loop around a long central pond — the entrance gate opens to a view of the water with fountains, and a substantial share of the homes back directly to the pond. There is one entrance and exit, which is a meaningful privacy feature for a community of this size.

Homes are large by current Windermere standards. Most fall in the 3,200–6,000+ square-foot range with 4–6 bedrooms, and lots are consistently a half-acre or larger, with several reaching a full acre. The architectural language across the neighborhood is Mediterranean and traditional — barrel tile roofs, brick paver driveways, and mature, well-maintained landscaping. Each home is custom rather than from a tract floor-plan library, so floor plans and elevations differ noticeably from one property to the next.

Construction was concentrated between 2002 and 2006 under US Homes, with additional infill builds extending through about 2011. That places Oxford Moor in a useful niche for buyers: established enough that the streets, trees, and landscaping have matured, but recent enough that the homes were built to modern Florida codes and feature the open layouts, large kitchens, and outdoor-living spaces that came in during that era. Most homes have private pools.

Inside the gates, the community park includes tennis courts, a sand playground, and a multi-use field. The pond itself is the visual centerpiece of the neighborhood and a major reason many buyers prefer pond-front lots even over the larger interior lots. The combination of half-acre-plus parcels, a single controlled access point, and an established (rather than under-construction) inventory is increasingly hard to find in 34786.

🏡 What Makes Oxford Moor Distinct
  • Half-acre to one-acre lots — significantly larger than most newer luxury communities in the Windermere/Horizon West corridor, where 0.15–0.25 acre is now common.
  • No CDD assessment — newer master-planned communities in this area frequently carry CDD fees of several thousand dollars annually on top of HOA dues.
  • Custom homes, not production tract — varied floor plans, elevations, and finishes, even though most were built under US Homes.
  • Single controlled entrance — minimizes through-traffic in a community of only 85 homes.
  • Mature landscaping — 20+ years of growth on tree-lined streets, hard to replicate in new construction.

Oxford Moor Location & Connections

Oxford Moor's location on Winter Garden Vineland Road is the practical reason the community has held its appeal across two decades. Cornerstone at Summerport — the Publix-anchored shopping plaza that handles most daily errands for southern Windermere — is less than half a mile from the gate. Winter Garden Village and the 429 Expressway are roughly 3.3 miles north, which is the route most residents take for commutes toward the airport, downtown, or anywhere up I-4.

The trade-off of being on CR 535 is that the corridor carries real traffic during school start and dismissal hours — Windermere Preparatory, Windermere High, and Bridgewater Middle all sit within a few miles of the Oxford Moor gate, so the morning and afternoon windows are the ones to know about.

🏘️ Adjacent Neighborhoods & Areas
  • East (immediate): Lake Cypress Cove — small custom-home community on Oxford Moor's east side, with Sawyer Sound on Lake Sawyer one street further east across CR 535.

  • South (along CR 535): Windermere Preparatory School campus and, slightly further, Windermere High School — within walking distance and a short drive respectively.
  • West / shopping corridor: Cornerstone at Summerport shopping center and the Summerport master-planned community.
  • North (downtown corridor): Town of Windermere / Town Square — historic downtown reached via a few miles north on Park Avenue and Main Street.

Oxford Moor Amenities & Lifestyle

Day-to-day life in Oxford Moor is shaped by the central pond, the single-loop street layout, and the community park. Most residents who own pond-facing lots use the water as a backdrop for their backyard rather than a recreational asset — the pond is a stormwater feature with fountains, not a Butler Chain–scale lake. The community park's tennis courts, playground, and multi-use field are the main shared amenities, and they're sized for an 85-home community rather than a master plan.

The lifestyle pull is more about what's just outside the gate than what's inside it. Cornerstone at Summerport handles groceries (Publix), pharmacy, casual dining, and services within walking distance. Tibet-Butler Preserve, R.D. Keene Park, and the broader Butler Chain of Lakes are short drives away. Disney is roughly 12 minutes south.

🏊 Neighborhood Amenities

Inside the Oxford Moor gates, residents have access to:

  • Remote-attended security gate (single entrance/exit)
  • Large central pond with fountains
  • Community park with tennis courts
  • Sand playground
  • Multi-use sports/recreation field
  • Tree-lined streets with mature landscaping
  • Walking distance to Windermere Preparatory School
🛍️ Shopping & Services

Cornerstone at Summerport sits less than half a mile from the gate and anchors daily errands with a Publix grocery, pharmacy, and casual dining. Winter Garden Village is roughly 3.3 miles north for broader retail, and The Mall at Millenia handles luxury shopping about 20 minutes east.

🏃 Health & Wellness

🎓 Schools

Oxford Moor is currently zoned for Orange County Public Schools:

  • Elementary: Windermere Elementary
  • Middle: Bridgewater Middle School
  • High: Windermere High School (post-2017 rezone; some older sources still list West Orange High)

School assignments are subject to change and Orange County has rezoned this corridor more than once. Verify current zoning with the OCPS school locator before relying on these assignments.

How Oxford Moor Compares

Oxford Moor occupies a specific niche: gated, established custom estates on oversized lots with no CDD. The most useful comparisons are against the gated luxury master plan immediately north (Providence) and the smaller custom-home community on its eastern flank (Lake Cypress Cove). Each represents a different trade-off on lot size, amenity package, and price.

Feature Oxford Moor Providence Lake Cypress Cove
Typical Lot Size 0.5–1+ acre 0.15–0.30 acre 0.5+ acre
Home Style Custom estate Production / semi-custom Custom estate
Year Built 2002–2011 (mostly 2002–2006) Mid-2000s onward 2000–2016
Total Homes ~85 Several hundred (master plan) ~16
Gated Yes (remote-attended) Yes No
HOA Amenities Pond, tennis, playground, multi-use field Resort pool, fitness, parks Minimal (street + entry)
CDD Fee No No No
Walking to Windermere Prep Yes Short drive Yes

💡 Value Proposition: Oxford Moor is the only one of these three communities that combines gated security, a real shared-amenity package, half-acre-plus lots, and walking-distance Windermere Prep access. Providence has the larger amenity footprint but smaller lots; Lake Cypress Cove has comparable lot sizes but no gate and only 16 homes' worth of community feel.

Oxford Moor HOA & CDD Information

Oxford Moor is governed by a homeowners' association that maintains the gate, the central pond and fountains, the community park (tennis courts, playground, multi-use field), and common-area landscaping along the entrance and main loop. Architectural standards across the community help maintain the consistent estate-home character — barrel tile roofs, brick paver driveways, and traditional or Mediterranean exterior elevations are the visual norm.

Oxford Moor does not carry a Community Development District (CDD) assessment. CDDs are common in newer master-planned communities elsewhere in Horizon West and west Orange County, where they fund infrastructure through a separate annual assessment that can run several thousand dollars on top of HOA dues. Buyers comparing Oxford Moor against newer comparable-priced communities should factor this difference into the all-in cost of ownership.
